How To Raise The Price On a Listing and Get a Great Offer!

The home sellers were about to move out to relocate overseas. They had had the cute house on the market for sale for only two weeks...... it was reassessment time. We thought with the "adorable, cute colonial in a good area factor" we would have a viable offer by now. We had received an offer right away, but it was pretty bad - nice price, just badly behaved. We all know what that means .... cute, adorable colonial

We were suggesting painting a fresh coat everywhere in the home, and refinishing of the floors, and perhaps some staging. The sellers were hesitant.

So, off they moved to another continent, leaving us with this house that no longer looked like the " adorable, cute colonial in a good area" but rather the slightly tired, used colonial. Without the furniture and living things like toys and beds in the house - it really looked tired.

painters have arrived!We contacted the sellers (only by email now) and asked if we could get some estimates for the cabinet to be fixed, painting and floors. They said, after some hesitation, "Sure." Then, with their approval finally for some polish, we took the house off the market for week four (Monday through Friday). First the floors were sanded down , stained, and varnished.

The cabinet and shelves were basically reconstructed by the best carpenter, George Farrington. Then the painters came in for two days and painted absolutely everything (ceilings included) and scrubbed everything behind them. All curtains hung back up in all windows, and all closets and all nooks and crannies painted and shining!

On Friday afternoon I realized that the lawns and driveway still had their "winter blahs" and needed a little sprucing themselves. So, out with my backpack leaf blower and clean up time! Twenty minutes later the place looked amazing inside and out.

We put this sparkling listing BACK ON MARKET with a raised price. Stagers come by next Friday....

This morning the house came back on the market - first showing at 8:15 and by ten we had an offer. By 3 pm the sellers and buyers had an agreement.
