For the month of May 2011, we at Dagny's Real Estate will post one post per day explaining how you should prepare your home for sale.
Google their name like "Dagny Eason Wilton CT" - see if they are extremely active online.
Ask what they will DO FOR YOU and during the interview see if they are selling themselves or listening to you and try to see what they do to market real estate online.
Then What?
Have a face-to-face meeting with your new Realtor, and make sure that you are comfortable with her/him, at a coffee shop, for example.
The next step is to have the new agent meet you at your home, to discuss your home's readiness for market, methods of marketing, and your price. Is your home ready to place on the market? Have you already done all you can and should? How about the outside? Do you need a stager to help you sort out the "junk" and "show off the valuable?"
Should you have a sign, should you have Open Houses, should you have a lockbox, what price - how quickly do you want to sell? All these and more should be ironed out comfortably before you sign with an agent.
Your new agent and you, the seller, should be a TEAM - work things out together - it is your home, after all, but they are the experienced professional.....
When you have found an agent this way, you also know that the agent is well versed in using the internet for the marketing of your home for sale. That is a very important key element that will be discussed later in the month in this series.
